The <br />plan approved in I997 was for the first phase consisting of 48,390 square feet. There was also a <br />future expansion of 17,280 square feet noted at that time. The revision dated February 6, 1998 <br />proposes to construct both phases at this time for a total of 69,440 square feet. We offer the <br />following comments: <br /> <br />Zoning: The site is zoned Industrial for which office, manufacturing and warehousing are <br />permitted uses. <br /> <br />Access: As with the original version, there are 3 accesses proposed onto McKinley Street. The <br />most easterly access will be a truck entrance and the other two will be customer/employee <br />entrances to the site. <br /> <br />Lot Coverage: The site is approximately 5.3 acres in size and City Code restricts building <br />coverage to 35 percent of a lot area, or 80,800 square feet in this case. The size of the proposed <br />structure is 69,440, for a lot coverage of 30%. The Business Park 95 Covenants restricts <br />maximum impervious surface to 85%; the revised plan at build out has an impervious surface <br />coverage of 75%. <br /> <br />Utilities: The facility wilt be served by sanitary sewer and municipal water. <br /> <br />Setbacks: The proposed structure meets or exceeds the 40-foot front yard, 35-foot rear yard and <br />20-foot side yard setbacks established in the Industrial District. <br /> <br /> <br />
