Staff Review Letter: Revised Amcon West <br />February 27, 1998 <br />Page 2 of 3 <br /> <br />Landscaping and Screening: The subject property is surrounded by industrial parcels and there <br />are no screening requirements applicable to this site. However, Staff is recommending that the <br />Landscape Plan include some plantings in the southwest comer of the site to help screen dock <br />activity from Sunfish Lake Blvd. The required 20 foot wide green space along McKinley Street <br />is provided. Installation of an irrigation system is also required under the covenant of the <br />Business Park 95 Addition. The covenant requires a minimum of 10 percent green space and at <br />build out, 25% is provided. <br /> <br />Waste Storage: The text provided with the site plan indicates that waste storage areas will be <br />provided inside the building. This complies with City Code. <br /> <br />Off-Street Parking and Driveways - Design: The text provided with the site plan indicates that <br />all traveled portions of the site will be surfaced with bituminous and finished with B-612 <br />concrete curbing. The site plan should be modified accordingly. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for each <br />employee on the maximum working shift and one space for each 200 square feet of office space. <br />The site plan text projects an ultimate requirement for 98 parking spaces; 83 are proposed <br />initially with a potential for an additional 99, for a grand total of 182 parking spaces. <br /> <br />Loading Berths: In accordance with City Code, the regularly used loading berths are located on <br />the rear or south wall of the structure. <br /> <br />Drainage and Grading: The Grading Plan dated June 26, 1997 remains to be acceptable with <br />the increase to the building size. <br /> <br />Architectural Standards: The building does not exceed the 35-foot height limit. The exterior <br />walls appear to be pre-east concrete panels, but this should be clearly indicated on the building <br />elevations. <br /> <br />Lighting Plan: There is not a lighting plan included on the site plan. The site plan should be <br />modified accordingly and the fixture specifications are subject to the approval of the City <br />Engineer. <br /> <br />Mechanical Equipment: It is noted that the Business Park 95 covenants requires that <br />mechanical equipment located on a rooftop may be painted to be compatible with the building if <br />expressly allowed by the Architectural Review Board. Any mechanical equipment placed <br />elsewhere on this site must be screened so as not to be visible from the public street and the <br />screening shall be aesthetically incorporated into the design of the building and constructed of <br />materials compatible with those of the building. <br /> <br /> <br />
