Wc arc also in receipt of a Landscape Plan and Building <br />Elevations prepared by Lampert Architects, revision date February 13, 1998 and a Preliminary <br />Grading and Utility Plan prepared by Charles W. Plowe, Consulting Engineering, dated February <br />13, 1998. Thc plan proposes to construct a 61,700 square foot multi-tenant office and warehouse <br />building. We offer thc following comments: <br /> <br />Zoning: The site is proposed to be platted as Lot 2, Block 1 of Business Park 95 7th Addition. <br />The lot is generally located north of McKinley Street and east of the proposed extension of <br />Radium Street. The site is zoned Industrial for which office and warehouse is a permitted use. <br /> <br />Access: The site plan submitted proposes two accesses to the facility from the extension of <br />Radium Street. <br /> <br />Lot Coverage: Thc site is approximately 4.9 acres in size and City Code restricts building <br />coverage to 35 percent of the lot area, or 74,916 feet in this case. The size of the proposed <br />structure is 61,700 feet, which equates to a 28% lot coverage. The site plan proposes an overall <br />impervious surface coverage of 75.8%. This is in compliance with the 85% maximum <br />established in the Business Park 95 covenants. <br /> <br />Utilities: The facility will be served by sanitary sewer and municipal water. <br /> <br />Setbacks: The proposed structure exceeds the 40-foot front yard, 35-foot rear yard and 20-foot <br />side yard setbacks established in the Industrial District. <br /> <br />Landscaping: The City finds the Landscape Plan generally acceptable, however, be advised that <br />Norway Maples seem to be prone to frost cracking and poor survivability in Ramsey. Therefore, <br />consideration should be given to substituting the Norway Maples with another decidious tree. A <br />list of trees and shrubs that do well in Ramsey soils is attached for your information. In addition, <br />more landscape plants could be added to break up the symmetry of the plan as proposed. Staff is <br /> <br /> <br />
