StaffReview: Peck Construction <br />February 26, 1998 <br />Page 2 of 3 <br /> <br />also recommending that the Landscape Plan be modified to include some clustered plantings at <br />spaced intervals around the northeast comer of the site to soften the impact of the 10'4" high <br />masonry enclosure of the outside storage area and along the remainder of the east property line to <br />screen the loading dock activity from the Anoka Enterprise Park. When the Anoka property to <br />the east develops, the plan is to in-fill with additional clustered plantings to enhance what has <br />been installed on the Rarnsey side. Installation of an underground irrigation system is also <br />required under the Business Park 95 covenants. <br /> <br />In accordance with City Code, a 20 foot wide green space is provided adjacent to Radium Street <br />N.W. The Business Park 95 Covenants requires at least 10% of the lot area in green space; the <br />site plan proposes a 24% green space. <br /> <br />Screening: The propert7 is surrounded by industrial parcels and no screening of outside storage <br />is required by City Code. However, the Business Park 95 Covenants requires outside storage to <br />be screened from public streets and front yards of adjoining parcels. The site plan identifies an <br />outside storage area in the northeast comer of the site proposed to be encompassed by a 10'4" <br />high rock face concrete masonry enclosure that provides the visual barrier from the street, <br />adjoining front yards, and the Anoka Enterprise Park to the east. The storage area is proposed to <br />be set back 15 feet from property lines. Staff recommends that some plantings be arranged <br />within that 15 foot setback area to ~of~en the impact of the concrete screening wall. <br /> <br />Waste Storage: City Code requires dumpsters to be either stored indoors or in a completely <br />screened enclosure outdoors. The site plan proposes that the waste storage area will be enclosed <br />in a concrete masonry enclosure with cedar gates. <br /> <br />Fuel Storage: The site plan identifies an above ground fuel storage tank. The Business Park 95 <br />covenants requires that fuel storage tanks be inconspicuously located and integrally designed <br />with the building concept. The proposed fuel storage area will also be encompassed by a <br />concrete masonry enclosure, which meets the requirements of the Covenants. <br /> <br />Off-Street Parking and Driveways ~ Design: In accordance with City Code, all driveways <br />parking areas and loading areas will be surfaced with bituminous and finished with B-612 <br />concrete curbing. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for each <br />employee on the maximum working shift and one space for every 200 square feet of office space. <br />A minimum of I0I parking spaces are required and 102 are provided. <br /> <br />Loading Berth: In accordance with City Code, the loading docks are located on the rear wall of <br />the building. A minimum of three loading berths are required for this sized structure and four are <br />proposed. <br /> <br /> <br />
