The <br />plat is a replat to convert an ouflot in Tooth Acres into a buildable lot. The sketch plan <br />consists of one sheet dated February 18, 1998. We offer the following comments: <br /> <br />General: The proposed plat is in the B-3 Highway Business District and consists <br />of one lot. <br /> <br />o <br /> <br />Lot Sizes and Dimensions: The lot is 16.6 acres in size and meets'the I/2 acre <br />minimum lot size, 100 foot minimum lot width and 150 foot minimum lot depth <br />requirements. <br /> <br /> Grading and Drainage Plan: A detailed grading and drainage plan will be <br /> required with the site pIan submitted for the development of the lot. <br /> <br />Streets: The lot will receive access from Traprock Street, which is presently <br />dedicated, but unimproved. This property is somewhat unique in that it contains <br />two segments of roadway which are planned portions of the City's arterial aid <br />collector street system, Traprock Street and Riverdale Drive. A portion of the <br />City's Municipal State Aid (MSA) map is attached. The City's past practice on <br />Riverdale Drive, and on other MSA streets adjacent to industrial and commercial <br />property outside of Tax Increment Financing districts has been to require the <br />installation of the street improvements to rural standards. To require the <br />construction of both Riverdale Drive and Traprock to the extent of the plat <br />boundaries would not be practical, since neither of the streets would be utilized <br />except for the portion of Traprock between the entrance of the proposed <br />Diamonds Sports Bar & Grill development and Highway #10. The remaining <br />roadway would age and deteriorate without handling any traffic. In addition, <br />there would be an unusually high cost to install the road relative to the area of the <br /> <br /> <br />
