plat, 16.6 acres. Also, the adjacent land use, the County Park, should also be <br />partially responsible for the cost of the construction of Traprock. Nonetheless, it <br />is Staffs opinion that some finaneiaI contribution beyond land dedication for the <br />construction of these roadways should be considered by Council to be consistent <br />with past policy. <br /> <br />The plat does not provide for the future extension of Riverdale Drive N.W.; an <br />eighty foot right-of-way should be dedicated as an outlot and offered to the City at <br />no cost upon request. In addition, Traprock Street N.W. is also a Municipal State <br />Aid (MSA) street which should have I4 additional feet of right-of-way over the <br />present 66 foot width. This plat proposes no additional dedication for Traprock <br />Street. <br /> <br />Stormwater Management Fee. The plat is subject to the storrnwater <br />management fee, and the current rate is $3,577.00 per acre. Two drainage and <br />utility easements are dedicated in the northwest and southeast comers of the <br />property which will be utilized for stormwater ponding. Our present ordinance <br />does not differentiate on the collection of the stormwater fee between <br />developments which provide for stormwater ponding and those that do not. The <br />policy should be reviewed to determine what type of credit might be applicable <br />for plats that provide stormwater drainage. <br /> <br />Park Dedication: The Park Commission will be reviewing the plat at their <br />regular meeting in March <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Thursday, March 12, 1998 at <br />the Ramsey Municipal Center, 15153 Nowthen Blvd. N.W., to consider, your request for <br />sketch plan approval of The Diamonds. The Park Commission is also meeting on <br />Thursday, March 12 at the Municipal Center at 6:00 p.m. to consider your park <br />dedication requirements. You, or your representative, should be present these meetings <br />to answer any questions that may arise.
