Councilmember <br /> <br />moved for the adoption of the following resolution: <br /> <br />RESOLUTION #98-03- <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT # RELATING TO A <br />REQUEST FOR A CONDITIONAL USE PERMIT TO ESTABLISH WAREHOUSE <br />OPERATIONS AN ACCESSORY USE TO AN OFFICE IN THE B-1 BUSINESS <br />DISTRICT <br /> <br /> WHEREAS, Concrete Masonry Unlimited, Inc., hereinafter referred to as "Applicant", <br />has properly applied for a Conditional Use Permit to establish warehouse activity as an accessory <br />use to an office in the B-1 Business District on the property legally described as follows: <br /> <br />Lot 3, Block I, Ramsey Commercial Park 2nd Addition, Anoka County, Minnesota <br /> <br />(the "Subject Property") <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />That the Applicant appeared before the Planning Commission for a public hearing pursuant <br />to Section 9.03.04 of the Ramsey City Code on March I2, I998, and that said public hearing <br />was properly advertised and that the minutes of said public hearing are hereby incorporated <br />by reference. <br /> <br />2. That the subject property is located in the B-1 Highway Business District and is <br /> approximately 1.6 acres in size. <br /> <br />That the surrounding parcels to the south, east and west are also zoned B-1 Business and the <br />property to the north contains the Burlington Northern railroad and a golf course. <br /> <br />That the Applicant is proposing to construct a 6,000 square foot building to house his <br />concrete masonry business on the Subject Property and the project would include office and <br />warehouse space. <br /> <br />5. That Section 9.20.21 (g-1 Business District) of the Ramsey City Code establishes that offices <br /> are a permitted use and a warehouse would require a conditional use permit. <br /> <br />6. That the proposed building does not exceed the 35% lot coverage restriction in the B-1 <br /> Business District. <br /> <br />That the Applicant has submitted a preliminary site plan and building elevations for the <br />proposed project and the plans indicate that the' warehouse portion of the building will be <br />used for indoor storage of company vehicles, equipment and supplies. <br /> <br /> <br />
