CASE <br /> <br /> REQUEST FOR SITE PLAN REVIEW; <br />CASE OF HOLIDAY RECREATIONAL IND., INC. <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Liz Peterson of Holiday R.V. has applied for site plan review to construct and operate a <br />full service recreational vehicle center on the south side of Hwy. #10, west of Armstrong <br />Blvd. N.W. The facility is currently leasing space from the Anoka Independent Grain & <br />Feed offices near the Ramsey/Anoka border, also on the south side of Hwy. #10. The <br />following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff Review Letter dated May 28, 1998 <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to public hearings. <br /> <br />Observations: <br /> <br />The facility will have public access from Riverdale Drive N.W.; there will be no direct <br />access to Hwy. #10. The development includes a 6,532 square foot building for offices <br />and maintenance bays (6,756 square feet including the upper level office space) and an <br />outdoor paved display area for the r.v. units. The facility is not in the Metropolitan Urban <br />Service Area and will be served by an on-site well and septic system. <br /> <br />The proposed development is in complian6e with City Code with respect to lot coverage, <br />setbacks, architectural standards, pavement and number of off-street parking spaces. <br />However, It is staff's recommendation that the site plan be modified to clearly identify <br />that the two feature r.v. display pads facing Hwy. #10 are to be paved, that the type of <br />curbing to be used is B-612, that the pavement edge along the east property line will be <br />curbed, and that the waste enclosure be relocated outside of the drainage and utility <br />easement, even if it requires elimination of one parking space on the south property line. <br />The Parks & Utilities Supervisor is reviewing the landscape plan and those comments <br />will be forwarded to the applicant as soon as possible. The site plan submittal is deficient <br />a grading and drainage plan and lighting specs and diagrams. <br /> <br /> <br />
