TEMPE CODE <br /> <br /> (c) Prior to any extemal change, including, but not limited to, a remodel or elevation <br />alteration that includes materials or colors, the property owner or his designated representative <br />shall obtain approval of the design review board prior to implementing any such change. <br /> <br /> (d) Any conditions prescribed by the design review board shall be considered an integral <br />part of the construction plans. The conditions of the board shall be noted on all plans as may be <br />required by applicable city departments. <br /> <br /> (e) Any building, structure or sign which has been approved, constructed or installed in <br />accordance with the approval of the design review board may be removed. However, it may not <br />be modified, altered or changed in any manner without additional review and approval by the <br />board. <br /> <br /> - (f) Noncompliance with approved plans and conditions shall be grounds for either stopping <br />work on the project or denial of a certificate of occupancy. <br /> <br /> (g) Upon completion, prior to issuance of a certificate of occupancy, the property owner or <br />general contractor shall certify in writing that, to the best of his knowledge, the building, <br />structure and site detail have been completed in accordance with the approved design and <br />applicable codes, and that the provisions of A.R.S. § 32-141 et seq., if applicable, have been <br />complied with. <br /> <br /> (h) Any building, structure, plant material or sign which has been approved by the design <br />review board and has been constructed or installed in accordance with approved plans shall be <br />maintained by the owner or person in possession of the property on which the building, structure <br />or sign is located. Maintenance shall be such that it retains an attractive appearance. <br /> <br /> (i) Lack of maintenance of any details approved by the design review board shall constitute <br />a violation of this code. <br />(Ord. No. 86.52, § 1, 7-24-86) <br /> <br />Sec. 11-6. Criteria. <br /> <br />(a) In reviewing any application for approval, the following elements shall be considered: <br /> <br />(i) <br /> <br />Ail materials used in constructing, finishing, accenting or trimming any building, <br />structure or sign shall be of superior quality and be compatible with any material <br />used in buildings, structures and/or signs in proximity to the applicant's property; <br /> <br />(2) The buildings, structures or signs shall be in proper scale with the proposed site, in <br /> proper scale with other buildings, structures and signs in proximity, and shall allow <br /> for visual separation of vehicular and pedestrian traffic; <br /> <br />(3) The special treatment of doors, doorways, windows and walkways shall be required <br /> to provide relief, shadow and shade whenever possible and be architecturally <br /> compatible with the overall project; <br /> <br />11-4 <br /> <br /> <br />
