Norris <br />Community Development Director <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: S.P. 0206 (T.H. 47) - Plat Review of Amoco <br /> Oil Co. located in NE quadrant of T.H. 47 <br /> and 142nd Avenue in City of Ramsey, Anoka Co. <br /> <br />Dear Ms. Norris: <br /> <br />We are in receipt of the above referenced plat for our review in accordance <br />with Minnesota'Statutes 505.02 and 505.03 Plats and Surveys. We find the <br />plat acceptable for further development with consideration of the following <br />comments: <br /> <br />- Amoco has applied for an entrance permit for the driveway to T.H. 47. <br /> Specific design details are being determined by our permit review <br /> process. We would prefer that no additional direct access be allowed <br /> to T.H. 47. Of concern here is the future development of the property <br /> northerly and adjacent to this lot. Any additional development to the <br /> north should not have direct access to the highway. We suggest that a <br /> detached north/south street be developed from 142nd Avenue adjacent 'to <br /> the east line of this parcel. <br /> <br />- Drainage appears to be acceptable assuming existing drainage patterns <br /> and rates of runoff are maintained. In review of the drainage as <br /> shown on the plan submitted to us, it appears there is a low point on <br /> 142nd Ave. near the west driveway. The proposed plan must be reviewed <br /> by the Lower Rum River Watershed District. <br /> <br />- A dimension between the inplace centerline of T.H. 47 and the plat <br /> boundary should be shown on the plat. It appears that 75' of right- <br /> of-way is being reserved for T.H. 47. <br /> <br />If you have any questions in regard to this review, please contact Evan <br />Green at 593-8537.
