Lessee and Lessor agree to furnish each other with certificates of insurance certifying
<br />that each has agreed to the above specified insurance with the other party listed as
<br />additional insured, provide each other with 30 days notice of cancellation and it is
<br />agr( ;d that Lessee's liability shall be limited to the risks and amounts covered by this
<br />insurance.

<br />6. UTILITIES. Electricity and other utilities are to be paid and provided by Lessor
<br />unless otherwise indicated in the Specific Terms and Conditions.
<br />
<br />7. TAXES. Lessor shall be responsible for the declaration and payment of any
<br />applicable taxes or assessments against the Property owned by Lessor. Lessee
<br />agrees to pay all such taxes which are assessed against the Lessor and/or the Lessee
<br />due to the personal property and improvements constructed or maintained by Lessee
<br />on or about the Leased Premises; provided, however, Lessee shall have the right to
<br />prior notification of any taxes for which it is to be charged, so as to be given the
<br />opportunity to appear before the taxing authority and contest said assessment.

<br />8. INDEMNIFICATION. Lessee, its partners, contractors, agents, and employees
<br />agree to indemnify, hold harmless and defend Lessor, its partners, tenants, contractors,
<br />agents, and employees from and against any and all losses, claims, liabilities and
<br />expenses, including reasonable attorney fees, if any, which Lessor, its partners,
<br />tenants, contractors, agents, and employees may suffer or incur in connection with
<br />Lessee, its partners, contractors, agents, and employees's use of the Premises,
<br />excluding such claims as may arise from the acts or negligence of Lessor, its partners,
<br />tenants, contractors, agents, and employees.

<br />Lessor, its partners, tenants, contractors, agents, and employees agree to indemnify,
<br />hold harmless and defend Lessee, its partners, contractors, agents, and employees
<br />from and against any and all losses, claims, liabilities and expenses, including
<br />reasonable attorney fees, if any, which Lessee, its partners, contractors, agents, and
<br />employees may suffer or incur in connection with Lessor, its partners, tenants,
<br />contractors, agents, and employees use of the Premises, excluding such claims as may
<br />arise from the acts or negligence of Lessee, its partners, contractors, agents, and
<br />employees.

<br />ENVIRONMENTAL. Lessor shall protect, defend, indemnify and hold Lessee and its
<br />affiliates, and the directors, officers, employees, agents, successors, and assigns of
<br />any of them, harmless from and against any and all claims, fines, judgments,
<br />penalties, actions, abatement, cleanup, remediation, testing, investigations, losses,
<br />damages, costs, expenses or liability (including attorneys' fees and costs) directly or
<br />indirectly arising out of or attributable to the use, generation, manufacture,
<br />production, storage, release, discharge, disposal, or presence of a Hazardous
<br />Material on, under or about the Leased Premises or Lessor's Property; except to
<br />the extent caused by the active negligence or willful misconduct of Lessee. Lessor
