Board Member <br />adoption: <br /> <br />introduced the following resolution and moved for its <br /> <br />RESOLUTION #98-05- <br /> <br />A RESOLUTION ADOPTING FINDINGS OF' FACT # RELATING TO A <br />REQUEST FOR A VARIANCE TO MINIMUM LOT SIZE IN THE SINGLE <br />FAMILY RURAL SERVICE AREA <br /> <br /> WHEREAS, John M. Gobernatz and Avis M. Gobematz, hereinafter referred to <br />as "Applicants", have properly applied for a Board of Adjustment variance from Section <br />9.20.11 of the Ramsey City Code to plat two 2.5 acre lots in the Rural Service Area. <br /> <br /> NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF <br />ADJUSTMENT OF THE CITY OF RAMSEY~ ANOKA COUNTY~ STATE OF <br />MINNESOTA, as follows: <br /> <br />That the Applicants appeared before the Board of Adjustment for a public hearing <br />pursuant to Section 9.03.05 of the Ramsey City Code on May 5, I998, and that said <br />public hearing was properly advertised and that the minutes of said public heating <br />are hereby incorporated as a part of these findings by reference. <br /> <br />That the Applicants have submitted a request for variance in order to complete <br />division of the family estate with four children, two of which received 2.5 acre lots <br />created in 1989, in accordance with the minimum lot size at that time. <br /> <br />3. That the new lots created would be utilized single family dwelling sites. <br /> <br />That effective January 1, 1990, the City of Ramsey, as part of an expansion to the <br />Metropolitan Urban Service Area (MUSA), committed to a 4 units in 40 acre <br />development standard outside the MUSA, and amended minimum lots sizes to a <br />range from 2.5 to 10 acres. Property north of Trott Brook was established as the <br />Rural Service Area with a minimum lot size of 10 acres. <br /> <br />That the Subject Property is zoned R-1 Rural Residential, is 35 acres in size, and is <br />in the Rural Service Area. <br /> <br />That the Applicant is now proposing to convey property to the final two children at <br />a lot size comparable to what the first two children received (2.5 acres each) and in <br />order to maintain as much of the property as possible for their own agricultural <br />purposes. <br /> <br />That some of the other existing parcels in the neighborhood, that were also created <br />prior to 1990, are less than 2.5 acres in size. <br /> <br /> <br />
