That the Applicants are proposing to construct a 12' x 16' utility shed approximately 35 feet <br /> from the front property line. <br /> <br />That there are special conditions applying to the Subject Property that do not generally apply <br />to other properties in the district; namely the side and rear yards contain sharply declining <br />topography, mature tree growth, drainfield and altemative drainfield locations. <br /> <br />8. That the special conditions do not result from the actions of the Applicants. <br /> <br />9. That similar variances have been granted in the R-I Rural Residential District in the City of <br /> Ramsey. <br /> <br />10. <br /> <br />That literal interpretation of the provisions of City Code would deprive the Applicants of <br />rights commonly enjoyed by other properties in the same district, namely the right to have an <br />accessory building on the premises. <br /> <br />11. That the variance requested is the minimum variance which would alleviate the hardship. <br /> <br />12. That if granted, the variance will/will not permit a use that is prohibited in the R-1 Rural <br /> Residential District. <br /> <br />13. That if granted, the variance will/will not impair an adequate supply of light and air to <br /> adjacent property. <br /> <br />14. That if granted, the variance will/will not unreasonably increase the congestion in the public <br /> street. <br /> <br />15. That if granted, the variance will/wilt not increase the danger of fLre or endanger the public <br /> safety. <br /> <br />16. That if granted, the variance will/will not unreasonably diminish property values in the <br /> neighborhood. <br /> <br />17. That if granted, the variance will/will not violate the intent of the Comprehensive Plan. <br /> <br />t 8.
