We offer the following co:mments: <br /> <br />General: The approved preliminary plat consisted of approximately 85 acres to be <br />subdivided into 135 single-family urban residential lots. The first phase final platted the first <br />46 lots. This second phase proposes to final plat an additional 38 lots. <br /> <br />2. Zoning: The property is zoned R-1 Urban Residential. <br /> <br />o <br /> <br />Lot Sizes and Dimensions: Lots 1, 2, and 3 of Block 4 are considered riparian lots to DNR <br />Protected Wetland #2-i I8 and, as such, are required to be at least 15,000 square feet in size, <br />10,800 square feet of which must be located above ordinary high water mark. The final plat <br />is in conformance with the preliminary plat and these minimums are met. <br /> <br />All lots meet the minimum lot width in the R-1 Urban Residential District of 80 feet, or 90 <br />feet on comer lots. <br /> <br />Transportation Impact Fee: In April of 1'996, the City enacted a Transportation Impact Fee of <br />$500.00 per lot. The Developer has the option to pay the entire amount due or pay 50% of <br />the amount due and defer the remaining $250.00 per lot as a line item for collection on the <br />building permits. <br /> <br />5. Utilities: The site improvements are being installed as a private project with no financial <br /> participation on the part of the City. <br /> <br /> <br />
