Further discussion ensued about plat changes <br />related to lot sizes. <br /> <br />Motion by Commissioner Johns and seconded by Commissioner Ostmm indicating preference of park <br />dedication monies to pursue purchase of land north of the proposed Apple Ridge, while still reserving <br />the right to request land within the subdivision if the Parks & Recreation Commission so desires. And <br />if negotiations on Apple Ridge fall through, purchase of land to the north of the proposed subdivision <br />will not be pursued due to funding at this time. <br /> <br />Motion Carried. Voting Yes: Chairperson Cook, Commissioners Johns, Ostrurn, Asfahl, <br />Droegemueller, LaMere, Rolfe, and Skinner. Voting No: None. Absent: None. <br /> <br />Case #3: Recommend Park dedication for the Townhomes of Sunfish Pond <br /> <br />Mr. John Lamoureux, developer of the Sunfish Pond town home development--to be located at the <br />northeast intersection of County Roads #57 and #116--was present to address two issues about the <br />development as follows: implementation of a tot lot within the development; and access for town <br />home residents to Casey's General Store and the path along Sunfish Lake Boulevard (County Road <br />#57) and County Road #116. <br /> <br />In response to Commissioners Rolfe and LaMere, Mr. Lamoureux talked about and provided <br />corresponding visuals of the access road to Casey's and potential resident access areas to the store. <br />In response to Commission Asfahl, he added a privacy fence will be put up around the convenience <br />store as per the store company's policy. <br /> <br />Chak Cook inquired about location of the path and indicated his desire to see the path placed in such <br />a location that it would have as little impact on adjoining town homes as possible. <br /> <br />Mr. Lamoureux indicated the tot lot will be adjacent to a dry pond area which will be wet during rainy <br />weather for storm drainage. Tree will be planted throughout the play area. Chair Cook confirmed <br />the tot lot would be okay given the higher elevation of the lot in comparison to the dry pond area. <br />Mr. Lamoureux talked about liabilities associated with equipment on a green space, and encouraged <br />the Commission to allow town home residents to decide what they would want on the green space. <br /> <br />In response to the Parks/Utilities Supervisor, Mr. Lamoureux indicated demographics vary from area <br />to area. Some general conclusions include the following: town home residents usually remain for an <br />average of three years; some residents are empty nesters who divide their residency between two <br />states; despite multiple bedroom units, there is generally not a high concentration of children. <br /> <br />Commissioner LaMere suggested Mr. Lamoureux should proceed with a site plan allowing the town <br />home association to decide specific use of the allocated green space. <br /> <br />Park and Recreation Commission/March 13, 1997 <br /> Page 5 of 8 <br /> <br /> <br />
