The plan proposes to <br />construct a 10,060 square foot office and warehouse building on Lot 3, Block 1, Oakridge <br />Industrial Park. We offer the following comments: <br /> <br />Zoning: The site is zoned industrial for which office/warehouse is a permitted use. <br /> <br />Access: The site is proposed to have one access onto Sunfish Lake Court. Sunfish Lake Court <br />will be constructed by the City with tax increment revenue. <br /> <br />Lot Coverage: The site is 42,771 square feet in size. City Code restricts building coverage to <br />35 percent of a lot area or 14,970 square feet. The proposed size of the building is 10,060 square <br />feet. <br /> <br />Utilities: The facility will be served by sanitary sewer and municipal water. <br /> <br />Setbacks: The proposed structure meets or exceeds the 40-foot front yard, 35-foot rear yard and <br />20~foot side yard setbacks established by the industrial district. <br /> <br />Landscaping and Screening: In accordance with City Code, the landscape plan provides for a <br />minimum 20-foot wide landscaped area along Sunfish Lake Court. As the subject property is <br />sun'ounded by industrial parcels and no outside storage is proposed, there are no screening <br />requirements applicable to the site. Installation of an irrigation system will protect the <br />investment in landscaping. A combination of trees, shrubbery, and/or turf is proposed along the <br />northwest and south property lines. <br /> <br />Waste Storage: City Code requires dumpsters to be either stored indoors or in a completely <br />screened enclosure outdoors. The site plan should be modified to identify any outdoor storage of <br />waste in accordance with City Code. <br /> <br /> <br />
