Staff Review Letter re KCI Site Plan <br /> April 29, 1997 <br /> Page 2 of 2 <br /> <br /> Off-Street Parking and Driveways - Design: The site plan identifies driveways, off-street <br /> parking areas, and loading areas that are proposed to be surfaced with bituminous and finished <br /> with B612 concrete curbing in accordance with City Code. <br /> <br /> Off-Street Parking - Spaces Required: City Code requires one parking space for each <br /> employee on the maximum working sh_i~ and one parking space for every 200 square feet of <br /> office space. The site plan indicates that a minimum of 20 spaces would be required to comply <br /> with City Code and 29 stalls are being provided. <br /> <br /> Loading Berth: In accordance with City Code, the regularly used loading area will be located <br /> on the rear or the east wall of the structure. Code requires a minimum of one loading berth for <br /> this size' structure, and three are proposed. <br /> <br /> Drainage and Grading: At the date of this writing, the City has not received a grading and <br /> drainage plan from the applicant. It is anticipated that a storm sewer will be available to handle <br /> the drainage from this facility along the northern and eastern boundaries of the site. The drainage <br /> plan should be prepared accordingly. On-site ponding does not appear to be foreseeable and is <br /> not being required. The drainage plan should avoid overland discharge onto the City street. The <br /> landscaping along the northern boundary should be reconsidered in light of the presence of a <br /> storm sewer along the property line. <br /> <br />Architectural Standards: The building does not exceed the 35-foot height limit. The exterior <br />walls are proposed to consist of a combination of rock face, smooth and break off concrete block <br />which is in accordance with City Code. <br /> <br />Lighting Plan: The site plan does not identify a lighting plan and should be modified <br />accordingly. City Code states that lighting should deflect away from public streets and bulbs <br />emitting in excess of 3000 lumens shall be so directed that the bulb is not visible from off the <br />property where such light source is located. <br /> <br />The Planning Commission will be meeting at 7:30 p.m., on Tuesday, May 6, 1997, at the <br />P, amsey Municipal Center, 15153 Nowthen Boulevard NW, to review the proposed site plan. <br />You or your representative should be present at the meeting to answer any questions that may <br />arise.
