The plan proposes to construct a 48,390 square foot <br />multi-tenant office, warehouse and manufacturing facility in the Business Park 95 4th Addition. <br />We offer the following comments: <br /> <br />Zoning: The site is zoned Industrial for which office, manufacturing and warehousing are <br />permitted uses. <br /> <br />Access: The site is proposed to have two accesses onto McKinley Street NW. The western <br />access drive will be somewhat problematic particularly for larger semitractor-trailer units. There <br />will be approximately 100 feet from C.R. #57 to the center of the driveway. Tractor-trailer units <br />can be as long as 60 feet, leaving little distance for stacking of vehicles on McKinley waiting to <br />turn onto Sunfish. If the western access did not need to accommodate such traffic, the access <br />could be relocated further eastward and would be more central to the facility, tt would also allow <br />for the preservation of the woodland on the southwestern comer of the property which provides <br />good screening of the dock areas from traffic on C.R. #57. <br /> <br />Lot Coverage: The site is approximately 5.3 acres in size and City Code restricts building <br />coverage to 35 percent of a lot area, or 80,800 square feet in this case. The size of the proposed <br />structure is 48,390 square feet and with a proposed expansion of 22,560 square feet, the site is <br />ultimately proposed for 70,950 square feet of building coverage.
