The plan proposes to construct a 48,960 square foot office and <br />manufacturing building for Precision Wood Products in the Business Park 95 4th Addition. We <br />offer the following comments: <br /> <br />Zoning: The site is zoned Industrial for which office and manufacturing are permitted uses. <br /> <br />Access: The site plan submitted proposes to have three accesses onto McKinley Street NW, but <br />the applicant has indicated that the most westerly access is being eliminated from the plan. Staff <br />is recommending that the then westerly access line up with Command's easterly access on the <br />north side of McKinley. <br /> <br />Lot Coverage: The site is approximately 4.6 acres in size and City Code restricts building <br />coverage to 35 percent ora tot area, or 70,550 square feet in this case. The size of the proposed <br />structure is 48,960 square feet and that, with the proposed expansion of 21,473 square feet, <br />equals 70,433 square feet which is in accordance with coverage restrictions. The proposed site <br />plan, including the expansions to the structure and parking area, totals 64.4 percent imperviotts <br />lot coverage which does not exceed the 85 percent restriction in the Business Park 95 covenants. <br /> <br />Utilities: The facility will be served by sanitary sewer and municipal water. <br /> <br />Setbacks:' The proposed structure and/ts future expansion meets or exceeds the 40-foot front <br />yard, 35-foot rear yard and 20-foot side yard setbacks established in the Industrial Distr/ct. <br /> <br /> I <br /> I <br /> I <br /> I <br />I <br />I <br />I <br />I <br />i <br />I <br />I <br />I. <br />i <br />I <br /> <br />I <br />I <br /> <br /> <br />
