Installation of an irrigation system is also required under the <br />covenants of the Business Park 95 Addition. The covenant requires a minimum of 15 percent <br />green space and the ultimate development of the site is providing a site green space of 35.6 <br />percent. <br /> <br />Waste Storage: City Code requires dumpsters to be either stored indoors or in a completely <br />screened enclosure outdoors. If the waste storage for this site is to be conducted outdoors, the <br />site plan should be modified to describe the enclosure that will provide the 100 percent <br />screening. <br /> <br />Off-Street Parking and Driveways - Design: The site plan does not clearly reflect that all <br />dr/veways, off-street parking areas, and loading areas are proposed to be surfaced with <br />bituminous pavement and finished with B612 concrete curbing. The site plan should be <br />modified accordingly. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for each <br />employee on the maximum working shift and the anticipated number of employees in this <br />facility is not reflected on the site plan. A determination as to whether or not the 85 parking <br />stalls ultimately proposed is sufficient for the site will depend on the number of employees. <br /> <br />Loading Berth: City Code requires loading berths to be on the rear or south wall in this case. <br />Loading berths are proposed on the south, east and west walls of the structure. A minimum of <br />two loading berths are required for this sized structure and six are proposed. Screening of the <br />loading berths on the east and west wails will be required. <br /> <br />Drainage and Grading: At the date of this writing, the City has not received a grading and <br />drainage plan fi.om the applicant. This site plan proposes creating an impervious area of <br />approximately 135,000 square feet which will consist of either building area or pavement. A <br />storm sewer currently exists in McKinley Street approximately 60 feet west of the centerline of <br />the proposed driveway. This storm sewer has the capacity to handle a portion of the drainage <br />from this site. It is recommended that the northwestern coruer of the property be utilized as a <br />storm water depression. This depression should be extended across the western lot line and onto <br />the adjacent property being developed as Amcon West. Storm water discharged into the <br />McKinley Street storm sewer should first be routed into this stormwater ponding area. It is <br />recommended that 55,000 square feet of impervious area be routed to this storm pond which <br />would be sufficient to include the front parking lot and one-hail of the proposed building and its <br />future expansion. It is also recommended that a second stormwater detention pond be <br />constructed on the southwest corner of the property which would extend over the west property <br /> <br /> <br />
