It will be located in <br />Business Park 95 4th Addition. We offer the following comments: <br /> <br />Zoning: The site is zoned Industrial for which office/manufacturing is a permitted use. <br /> <br />Access: The site is proposed to have two accesses onto McKinley Street NW. Care should be <br />taken to avoid offsets of less than 50 feet from drives on the north side of McKinley. <br /> <br />Lot Coverage: The site is approximately three acres in size and City Code restricts building <br />coverage to 35 percent of a lot area or 48,000 square feet in this case. The size of the proposed <br />structure is 48,000 square feet. The proposed site plan complies with the 85 percent impervious <br />lot coverage restriction in the Business Park 95 covenants. <br /> <br />Utilities: The facility will be served by sanitary sewer and municipal water. <br /> <br />Setbacks: The proposed structure meets or exceeds the 40-foot front yard, 35-foot rear yard and <br />20-foot side yard setbacks established in the Industrial District. <br /> <br />Landscaping and Screening: The landscape plan proposes the establishment of 17 trees and 64 <br />shrubbery across the north and east yards of the site. It is being recommended that the Norway <br />Maple trees be substituted with another tree species that has a tested survival rate in Ramsey <br />soils. Shade tree species that have proven to do well in Ramsey's soils are hackberry, black <br />walnut, quaking aspen, northern pin oak, burr oak and red oak. As the subject property is <br />surrounded by industrial parcels and there are no screening requirements applicable to this site. <br /> <br /> <br />
