Lnstallation of an irrigation system is also required under <br />the covenants of the Business Park 95 Addition. The Plan meets the Business Park 95 covenants <br />requirement of 15 percent green space. <br /> <br />Waste Storage: City Code requires dumpsters to be either stored indoors or in a completely <br />screened enclosure outdoors. If the waste storage for this site is to be conducted outdoors, the <br />site plan should be modified to describe the enclosure that will provide 100 percent screening. <br /> <br />Off-Street Parking and Driveways - Design: The site plan identifies that all driveways; off- <br />street parking areas, and loading areas are proposed to be surfaced with bituminous pavement <br />and the perimeter of all pavement will be finished with B612 concrete curbing. <br /> <br />Off-Street Parking - Spaces Required: It is apparent fi-om the floor plan and elevations that <br />tkis structure will be developed as a multi-tenant facility with primarily industrial uses. City <br />Code requires one parking space for each employee on the maximum working shift for an <br />industrial use and the anticipated number of employees in this multi-tenant facility is not <br />reflected on the site plan. A determination as to whether or not the 65 parking stalls proposed is <br />sufficient for the site will depend on the number of employees. <br /> <br />Loading Berth: In accordance with City Code, the regularly used loading berth will be located <br />on the rear or south wall of the structure. A minimum of two loading berths are required for this <br />sized structure and five docks and five drive-in doors are provided. <br /> <br />Drainage and Grading: At the date of th_is writing, the City has not received a grading and <br />drainage plan from the applicant. This site plan proposes converting approximately 118,700 <br />square feet to impervious surface, either with building or paved area. There are no ponding <br />opportunities on this site as it proposes leaving I5 percent of the site as green space. The only <br />opportunity for reducing impervious might be by the elimination of one of the side drives or <br />consolidation of one drive with the property to the west which currently is proposing a 24-foot <br />driveway 20 feet from the proposed west drive. <br /> <br />A storm sewer is available approximately midway through the property in McKinley Street. This <br />storm sewer is capable of handling a portion of the site drainage. It is recommended that the <br />impervious area discharging to th/s storm sewer be limited to 56,000 square feet. This allows <br />sufficient capacity to drain the front parking lot and one-half the proposed building and side <br />service roads. The remainder of the drainage should be directed to the south property line where <br />a storm sewer can be anticipated to transmit drainage to the regional storm water pond located <br />near the City's eastern border. <br /> <br />Architectural Standards: The building does not exceed the 35-foot height limit.
