Lund, are very concerned with the statu~ of <br />the construction of Llama Street, as shown on the approved and filed plat of Alpaca Estates 4th <br />Addition. <br /> <br /> Llama Street is a significant and important access road for Shorewood RV Center's business <br />operations, which are scheduled to open in June of 1997. Additionally, we believe the lenders on the <br />construction loan and permanent financing share this concern. <br /> <br /> Shorewood Capital, Inc. and Leo W. Lund have the right to expect that the platted streets were <br />properly dedicated, as represented in the plat. <br /> <br /> If the Llama Street issue is not resolved between the adjacent property owner, the City of <br />Ramsey, and Alpaca Estates, a parloership, immedialely, additional significant damages will result. <br />Significant damages are already excected, as the road will not be constructed by the opening of my <br />clients' business. My clients eslimale that based upon the business plan projections, damages could <br />exceed $30,000.00 per monlh, based on sales history and estimales. Further, my clients are incurring <br />legal fees because of this situation. <br /> <br /> My clients hereby demand that the City of Ramsey and Alpaca Estates resolve the access <br />issue immediately to minimize the potential damage claim. <br /> <br />MCM:ih <br /> <br />Mark C.
