Land Company <br />2191 Silver Lake Road <br />New Brighton, Mn 55112 <br /> <br />Re: Final Plat Review; Alpine Estates <br /> <br />Dear Mr. Lund: <br /> <br />We have received the proposed final plat for Alpine Estates which consists of one (1) sheet <br />prepared by E.G. Rud & Sons, Inc., and is dated received by the City on May 13, 1997. We <br />offer the following comments: <br /> <br />General: The proposed plat consists of approximately 21 acres to be developed with <br />municipal water and sanitary sewer and subdivided into 38 single family lots. Outlot A and <br />the remnant of outlot on the east end of the plat will be deeded back to the City. <br /> <br />Z_o. Iliag: The City is currently processing a request to rezone the property from R-1 Rural <br />Residential to R-1 Urban Residential. <br /> <br />.P~IED~II~: In accordance with the approved preliminary plat, a maximum number of 38 <br />lots are proposed on the plat. Only 17 of those are platted along the north boundary of the <br />plat adjacent to the pre-existing larger, rural residential lots. <br /> <br />Access to Plat: The plat will be served by two accesses from 153rd Avenue N.W. None of <br />the lots will have direct access onto 153rd. <br /> <br />Streets: The lots are proposed to receive public access from 3 cul-de-sacs extending from the <br />two entrances off of 153rd Avenue N.W. The most westerly cul-de-sac exceeds the 600 <br />maximum length restriction by 33 feet. Staff will be recommending approval of this <br />deviation in the interest of restricted access to 153rd and tree preservation. <br /> <br />Development Assessment: As of November, 1995, there is a development assessment due on <br />all new residential plats of $500.00 per lot. A minimum of 50% of that assessment must be <br />paid prior to recording the plat and the balance may be deferred as an additional line item on <br />each building permit issued in the plat.
