Letter to Chuck Lurid <br />Re: Alpine Estates <br />May 20, 1997 <br />Page 2 of 3 <br /> <br />will be utilized to offset the costs of signalization at the intersection of County Road #116 <br />and County Road #57. <br /> <br />Lot Sizes and Dimensions: The minknum lot size in the urban district is 10,800 square feet <br />and the average lot size in Alpine Estates is 14,759 square feet. Ali lots exceed the minimum <br />lot width of 80 feet and the average lot width for those lots abutting the existing rural <br />development to the north is 121 feet. The final grading plan will have to verify that the house <br />pads are set back 6 feet from the property line on the non-livable side of the structure. The <br />development agreement will reflect that the preliminary plat was approved with a 5 foot <br />reduction in the front yard setback for lots i I, 20 and 35. <br /> <br />Wetlands: There are wetlands to the east and west of the lots and a wetland delineation of <br />this area is required to be submitted to the Lower Rum River Water Management <br />Organization to ensure compliance with the Wetland Conservation Act. <br /> <br />~: The preliminary drainage plan prepared by Charles W. Plowe dated February 10, <br />1997 was determined to be acceptable at the preliminary plat stage. Submittal of the final <br />drainage plan is required. <br /> <br />Landscape Plan: At the date of this writing, Staff has not received the modified Landscape <br />Plan. At the time of preliminary plat approval, the following modifications were requested: <br />a) modify the text to reflect a 6 foot structure setback on the non-livable side; b) identify <br />the size of the proposed plantings; c) replacement of the 15 Betula Platyphylla with Betula <br />Pendula; d) identify transfer of "volunteer" Norway Pines to the north property line. It is <br />also reiterated at this t/me that because this area is mostly Pine trees, the Developer will be <br />required to submit a tree disposal plan for City Staff approval to ensure that the disposal <br />methods will not create a breeding ground for the pine bark beetle. <br /> <br />Utilities: The City has been provided with the Construction Plans for sewer, water, storm <br />sewer and streets prepared by Charles Plowe and dated May 19, 1997. <br /> <br />Park Dedication: Park dedication consisted of a cash payment that was incorporated into the <br />sale of the property from the City to K.C. Land. <br /> <br />The City Council vCill be meeting at 7:00 p.m. on Tuesday, May 27, 1997 at the Ramsey <br />Municipal Center, to consider your request for final plat approval of Alpine Estates. A copy <br />of the case cover sheet and proposed development agreement is enclosed for your information. <br />I suggest that you, or your representative, be present at the meeting to answer any questions <br />that may arise.
