4 <br /> <br />enjoin any such construction. The prevailing party in any <br />such action brought to enforce this paragraph 2.3 shall be <br />entitled to recover from the..,other reasonable attorney's <br />fees together with all necessary costs and disbursements <br />incurred in connection therewith~ <br /> <br />2.4 Post-Sale Review by Architectural Review Committee. <br />From and after completion of construction of the initial <br />Residence on any Lot, no building, fence, wall, patio, or <br />other structure shall be commenced, erected, or maintained <br />upon such Lot nor shall '~ny exterior addition to or change <br />or alteration to any Residence located thereon be made, nor <br />shall anything of a ~ermanent nature be· placed or <br />constructed within said Lot, exterior to said Residence, <br />until the Plans and Specifications showing the nature, kind, <br />shape, height, materials, and location of the same (and in <br />the case of alteration to any Residence, the applicable <br />information described in Paragraph 3 hereof) shall have-been <br />submitted to and approved by the Architectural Review <br />Committee. In the event the Architectural Review Committee <br />fails to approve or disapprove such design and location <br />within thirty (30) days after said Plans and Specifications <br />have been submitted to it, approva~ will not be required and <br />this paragraph 4 shall be deemed to have been fully complied <br />with. .?ailure to submit Plans and Specifications to the <br />Architectural Review Committee as provided for herein shall <br />constitute grounds for a suit to enjoin any such addition or <br />change. The.prevailing party in any such action brought to <br />enforce this paragraph 2.4 shall be entitled to recover from <br />the other reasonable attorney's fees ~together with all <br />necessaryt costs ~and disbursements incurred in connection <br />therewith. <br /> <br />2.5 Residential Use. Except as otherwise permitted in <br />paragraph 2.7 and 2.27 hereof, no. structures shall be <br />erected, altered, placed or permitted to remain on any Lot <br />other than one detached single-family Residence which, shall <br />be used for residential purposes only. Maximum height of a <br />Residence shall be two stories plus basement.
