No <br /> <br />Residence or other structure shall be erected or placed on <br />any Lot until the Plans and Specifications for kbs,Residence <br />or other structure shall have been approved in writing by <br />the Architectural Review Committee~Plans and Specifications <br />("Plans and Specificati0hs") required for review shall be <br />those as the Architectural Review Committee may require from <br />time to time, including without limitation the following: <br /> <br />(a) Floor plan of proposed Residence or other <br />structure; <br /> <br />(b) Site and grading plan indicating s~backs, <br />topography, driveways, swimming pools, and other_ <br />amenities (and showing all aspects of the improvements <br />to be constructed thereon including decks, porches, <br />terraces, and patios); <br /> <br />(c) Elevations including all four directional views, <br />.proposed exterior fixtures (including lights), window <br />placement and type, front entry design and <br />specifications of height above street grade; <br /> <br />(d) Exterior finishing materials (including without <br />limStations, siding material and color, trim material <br />and color, roofing material and color, front door <br />style, and garage door style) specifying type of kind, <br />with sample color chips of materials specified; <br /> <br />(e) Exterior lighting plan as more fully described in <br />Section 2.18'thereof; <br /> <br />(f) Landscape plan including all plantings, lighting, <br />shrubbery, fencing, sidewalks, auxiliary buildings, <br />mailboxes, newspaper delivery boxes, patios, and <br />terraces; provided, however, that shedding poplars, box <br />elder, or other objectionable trees or shrubbery shall <br />not generally be approved; <br /> <br />Upon submission to the Architectural Review Committee of the <br />Plans and Specifications in the form required'by the <br />Architectural Review Committee, the Architectural Review <br />Committee shall have five (5) days to review and approve the <br />Plans and Specifications and in the event no approval or <br />disapproval is forthcoming within said ten (10) day period, <br />no further approval shall be required hereunder and this <br />paragraph 3 shall be deemed to have been fully complied <br />with. The Architectural Review Committee may, for good' <br />cause stated in writing, extend it's' period of review for an <br />additional ten days. All Plans and Specifications approved <br />by the Architectural Review Committee shall be kept on file <br />for future reference. Failure to submit Plans and <br />Specifications to the Architectural Review Committee as <br />provided for herein shall constitute grounds for a suit to <br /> <br /> <br />
