No Residence or other structure shall be erected or placed on any Lot until the Plans and Specifications for kbs,Residence or other structure shall have been approved in writing by the Architectural Review Committee~Plans and Specifications ("Plans and Specificati0hs") required for review shall be those as the Architectural Review Committee may require from time to time, including without limitation the following: (a) Floor plan of proposed Residence or other structure; (b) Site and grading plan indicating s~backs, topography, driveways, swimming pools, and other_ amenities (and showing all aspects of the improvements to be constructed thereon including decks, porches, terraces, and patios); (c) Elevations including all four directional views, .proposed exterior fixtures (including lights), window placement and type, front entry design and specifications of height above street grade; (d) Exterior finishing materials (including without limStations, siding material and color, trim material and color, roofing material and color, front door style, and garage door style) specifying type of kind, with sample color chips of materials specified; (e) Exterior lighting plan as more fully described in Section 2.18'thereof; (f) Landscape plan including all plantings, lighting, shrubbery, fencing, sidewalks, auxiliary buildings, mailboxes, newspaper delivery boxes, patios, and terraces; provided, however, that shedding poplars, box elder, or other objectionable trees or shrubbery shall not generally be approved; Upon submission to the Architectural Review Committee of the Plans and Specifications in the form required'by the Architectural Review Committee, the Architectural Review Committee shall have five (5) days to review and approve the Plans and Specifications and in the event no approval or disapproval is forthcoming within said ten (10) day period, no further approval shall be required hereunder and this paragraph 3 shall be deemed to have been fully complied with. The Architectural Review Committee may, for good' cause stated in writing, extend it's' period of review for an additional ten days. All Plans and Specifications approved by the Architectural Review Committee shall be kept on file for future reference. Failure to submit Plans and Specifications to the Architectural Review Committee as provided for herein shall constitute grounds for a suit to
