1.3 Declarants. The original Declarants, or the successors and <br />assigns of any of them which are specifically designated as a <br />successor Declarant under this Declarant in an instrument executed <br />by Declarants and filed for record with respect to the Land. <br /> <br />1.4 Developer. ~.C. Land Co., a Minnesota partnership. <br /> <br />1.5 Land. Ail of the Lots and Blocks in Alpine Estates, Anoka <br />County, Minnesota. <br /> <br />1.6 Owner. With respect to any Lot, the person (including a <br />corporation or partnership) or persons with fee simple absolute <br />ownership thereof or the person or persons with a vendee's interest <br />in a contract for deed thereon. <br /> <br />1.7 ~roperty. The Land, the Buildings (including the Lots), and <br />all improvements and structures thereon, all owned in fee simple <br />absolute, and all easements, rights and appurtenances belonging <br />thereto, and all articles of personal property intended for use in <br />connection therewith, which are either hereby, or are intended to <br />be submitted to the provisions of this Declaratin. <br /> <br />ARTICLE II <br /> <br /> COVENANTS AND CONDITIONS <br /> <br />2.1 Generai Restrictions on Use and Conduct. No Owner shall <br />permit or suffer anything to be done or kept on such Owner's Lot <br />which shall obstruct or interfere with the rights or occupants of <br />other lots, or annoy them by unreasonable noise or otherwise, nor <br />shall any Owner commit or permit any nui'sance or illegal act in or <br />about such Owner's Lot. All Owners, their tenants, mortgagess, <br />successors in title and all parties claiming under them'shall take <br />and hold their right, title, interest or estate in the lot subject <br />to all of the covenants and conditions stated herein and agree to <br />perform and to be bound thereby. This Declaration constitutes a <br />general scheme of benefit for every Owner in the Property and may <br />be enforced by an aggrieved Owner. Each of the covenants and <br />conditions in this Declaration shall constitute covenants running <br />with the land or equitable servitudes upon the land, as the case <br />may be, and are intended to and shall be binding upon any future <br />owner or lessee or any Lot until altered or amended by a duly <br />recorded amendment to this Declaration. <br />2.2 Restrictions On Us~.Of~Lots.
