1.3 Declarants. The original Declarants, or the successors and assigns of any of them which are specifically designated as a successor Declarant under this Declarant in an instrument executed by Declarants and filed for record with respect to the Land. 1.4 Developer. ~.C. Land Co., a Minnesota partnership. 1.5 Land. Ail of the Lots and Blocks in Alpine Estates, Anoka County, Minnesota. 1.6 Owner. With respect to any Lot, the person (including a corporation or partnership) or persons with fee simple absolute ownership thereof or the person or persons with a vendee's interest in a contract for deed thereon. 1.7 ~roperty. The Land, the Buildings (including the Lots), and all improvements and structures thereon, all owned in fee simple absolute, and all easements, rights and appurtenances belonging thereto, and all articles of personal property intended for use in connection therewith, which are either hereby, or are intended to be submitted to the provisions of this Declaratin. ARTICLE II COVENANTS AND CONDITIONS 2.1 Generai Restrictions on Use and Conduct. No Owner shall permit or suffer anything to be done or kept on such Owner's Lot which shall obstruct or interfere with the rights or occupants of other lots, or annoy them by unreasonable noise or otherwise, nor shall any Owner commit or permit any nui'sance or illegal act in or about such Owner's Lot. All Owners, their tenants, mortgagess, successors in title and all parties claiming under them'shall take and hold their right, title, interest or estate in the lot subject to all of the covenants and conditions stated herein and agree to perform and to be bound thereby. This Declaration constitutes a general scheme of benefit for every Owner in the Property and may be enforced by an aggrieved Owner. Each of the covenants and conditions in this Declaration shall constitute covenants running with the land or equitable servitudes upon the land, as the case may be, and are intended to and shall be binding upon any future owner or lessee or any Lot until altered or amended by a duly recorded amendment to this Declaration. 2.2 Restrictions On Us~.Of~Lots.
