10 <br /> <br />2.25 Roofs, Newspaper Delivery Boxes, and Mailboxes. Roof <br />pitch and roqfing materials, newspaper delivery boxes, and <br />mailboxes shal~ be subject to the review ' of the <br />Architectural Regiew Committee in accordance with paragraphs <br />2°3, 2.4 and 2.Sa~hereof. <br /> <br />2.26 Subdivision of Lots. No Lot as originally platted <br />shall be further subdivided without the prior written <br />approval of the Architectural Review Committee. No Lot <br />shall be subdivided with less than 75 lineal feet of road <br />frontaqeo <br /> <br />2.27 K.C. LAND CO. Development Activity. Not withstanding the <br />foregoing restrictions, K.C. Land Co. or any third party designated <br />by it shall be permitted to use a Lot or Residence constructed <br />thereon for sales and development purposes, including the <br />maintenance of a business and sales office, the maintenance of <br />model units, and the display of signs offering the Residence for <br />sale, until the conveyance of the last Lot by Developer. <br /> <br />2.28 Subjectinq of Additional Property to Declaration. Notwith- <br />standing anything contained herein to the contrary, Developer may <br />add additional Lots to the Property until such time as Developer is <br />no longer.the Owner of any Lot in the Property. Developer shall <br />add such 'additional Lots by executing an amendment to paragraph <br />l(a) of this Declaration specifying the additional Lots. <br /> <br />2.29 Other Controllinq Ordinances. Easements for <br />installation and maintenance of utilities and drainage <br />facilities are reserved on the Lots as shown on recorded <br />plats which include the Subject Property. Within these <br />easements, no structure, planting, or other material shall <br />be placed or permitted to remain which may damage or <br />interfere with the installation and maintenance of utilities <br />or which may change the direction of flow or drainage <br />channels in the easements, or may~obstruct or retard the <br />flow of water through drainage channels in the easements. <br />The easement area of each Lot and all improvements thereon <br />shall be maintained continuously by the Owner or such Lot, <br />except for those improvements for which a public authority <br />or utility company is responsible. <br /> <br />2.30 Term of Restrictions~ Amendments. The foregoing <br />restrictions and covenants shall run with the land and shall <br />be a servitude thereon and shall be binding and obligatory <br />upon all Owners of any Lot or Lots and upon their heirs, <br />assigns, and successors in interest for a period of twenty- <br />five (25) years from the date hereof, after which time said <br />covenants and restrictions shall automatically be extended <br />for successive ten (10) year periods unless an"instrument <br /> <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br /> I <br />I <br /> <br /> ,, <br /> ! <br /> <br /> <br />
