14 <br /> <br />following, sporting equipment, toys, outdoor cooking equipment <br />(except lawn furniture and one gas or charcoal grill per Lot), and <br />equipment and trash and garbage containers, shall not be allowed. <br />No boats, snowmobiles, trailers, camping vehicles, tractor/trailer <br />or trucks in excess of 9,000 pounds gross weight or unlicensed or <br />inoperable vehicles shall at any time be stored or parked on any <br />Common Area outside. No such boats, snowmobiles, trailers, camping <br />vehicles shall be stored or parked on any Common Area without the <br />express written approval of the Committee, which may be withheld <br />without stated reason. <br /> <br />ARTICLE IX <br /> <br />PETS <br /> <br />No pets shall be permitted to be kept on the Property by any Owner <br />or occupant, except conventional domesticated animals of a type <br />normally kept as pets in residential areas. No pet shall be kept <br />for commercial purpose nor shall pets be bred for a commercial <br />purpose upon the Property. Any cat or dog, whenever outside of a <br />Lot, must. be kept under the direct control of the pet owner or <br />another p~rson able to control pet. The Committee may adopt more <br />specific rules and penalties not inconsistent with the foregoing, <br />and may make all of specified portions of the Common Area off <br />limits to pets. <br /> <br />ARTICLE X <br /> <br />SPECIAL DECLARANT RIGHTS AND CONTROLS <br /> <br />12.1 Special Declarant Riqhts. Right.s are hereby reserved for the <br />benefit of the declarant its successorD and assigns to complete <br />improvements indicated on plans; to subdivide or convert a Lot; to <br />maintain sales offices, management offices, signs advertising, the <br />Property, and models; to use easements through the common elements <br />for the purpose of making improvements within the Property or any <br />additional real estate; or to appoint or remove any board member <br />during any period of declarant control. <br /> <br />12.2 Declarants Control. This Declaration specifically provides <br />for a period of Declarants control, during which period the <br />Declarants, or persons designated by them, may elect the members of <br />the Committee.
