This area includes the Ramsey Town Center site (documented in the Ramsey Town <br />Center A UAR), that represents a substantial commitment to development near TH <br />10. <br /> <br />Maps <br />EQB Guidance: A counthj map is not required. The USGS map should be included. Instead ora <br />site plan map, include: 1) a map clearly depicting the boundaries of the A UAR and any sub- <br />districts used in the AUAR analysis; 2) land use, and planning and zoning maps as required in <br />conjunction with Items 9 and 27; and 3) a cover type map as required for Item 10. Additional <br />maps may be included throughout the document whenever maps are useful for displaying <br />relevant information. <br /> <br />Note: Many of the maps required for this AUAR are included in the Ramsey Town Center <br />AUAR. The area studied under the Ramsey Town CenterAUAR is included within the <br />study area for this AUAR. In order to avoid a duplication of effort, maps from the <br />Ramsey Town Center AUAR are referenced in this report, when appropriate. A copy of <br />that report on CD is also included with this report in order to view the referenced <br />graphics. <br /> <br />Attached maps include: <br /> <br />· Exhibit 1: Ramsey TH 10 Corridor AUAR Study Area-map depicting the boundaries <br /> of the AUAR <br />· Exhibit 2: Proposed Ramsey Town Center Site Plan <br />· Exhibit 3A: Ramsey TH 10 Corridor Access Analysis West Section <br />· Exhibit 3B: Ramsey TH 10 Corridor Access Analysis East Section <br />· Exhibit 4: Recommended Area for TH 10 Corridor Official Mapping <br /> <br />Project Description <br />Instead of the information required on the EAW form, the description section of an A UAR should <br />include the following elements for each major development scenario included: <br /> <br />a. Anticipated hypes of intensibj (densibj) or residential and commercial/zoarehouseflight <br /> industrial development throughout the A UAR area <br /> <br />b. Infrastructure planned to serve development (roads, sewers, water, stormwater system, <br /> etc.). Roadways intended primarily to serve as adjoining land uses within an A UAR area <br /> are normally expected to be reviewed as part of an A UAR. More "arterial" hypes of <br /> roadways that would cross an A UAR area are an optional inclusion in the A UAR <br /> analysis; if they are included, a more intensive level of review, generally including an <br /> analysis of alternative routes is necessanj; <br /> <br />c. Information about the anticipated staging of various developments, to the extent known, <br /> and of the infrastructure, and how the infrastructure staging will influence the <br /> development schedule <br /> <br />Note: the RGU must assure that the development described complies with the requirements of <br />4410.3610, subpart 3 (and also that it properly orders the A UAR and sets the description in that <br />order as required by 4410.3610, subpart 3). <br /> <br />RAMSEY TH 10 CORRIDOR AUAR 2 <br /> <br /> <br />
