Absent: None. <br /> <br />Case #5 <br /> <br />Request for Sketch Plan Review of Basalt Office Addition; Case of Basalt <br />Properties, LLP <br /> <br />Principal Planner Trudgeon advised that Basalt Properties, LLP has submitted a minor <br />subdivision sketch plan as part of their development to construct two industrial buildings on <br />property located on Basalt Street NW, south of Highway 116. He stated the sketch plan is <br />proposing to plat three separate parcels that were plated as Gateway North into one lot in order to <br />facilitate the development. The subject property is 2.62 acres and is proposed to be zoned to <br />Planned Unit Development (PUD). He indicated the PUD will allow for two principal buildings <br />on the property and for a reduced rear yard setback for one of the buildings. He stated the <br />grading, drainage, and utility plans are being reviewed as part of the Basalt Properties site plan. <br />All drainage ponds shown on the site must be dedicated as drainage and utility easements on the <br />final plat. He indicated the existing drainage and utility easements along the shared lot lines of <br />Lots 2 and 3, Gateway North and Lots 3 and 4, Gateway North must be vacated at time of the <br />final plat approval. <br /> <br />Principal Planner Trudgeon indicated Staff recommends sketch plan approval subject to the City <br />Staff Review Letter dated August 29, 2003 and the developer entering into a development <br />agreement as part of the final plat approval. <br /> <br />Motion by Commissioner Johnson, seconded by Cormnissioner Brauer, to approve the sketch <br />plan subject to the City Staff Review Letter dated August 29, 2003 and the developer entering <br />into a development agreement as part of the final plat approval and directing the applicant to <br /> <br />Planning Commission/September 4, 2003 <br /> Page 9 of 22 <br /> <br /> <br />
