Kalway <br />Basalt Properties, LLP <br />15187 County Road 75 <br />Clearwater, MN <br /> <br />Re: Final Plat Review - Basalt Office Park <br /> <br />Dear Mr. Kalway: <br /> <br />We are in receipt of a Final Plat for a Minor Subdivision prepared by Carley -Torgenson Inc. <br />We offer the following comments: <br /> <br />Dedication Language: On Ramsey plats, the City Engineer does not sign the m:~iars. Please <br />make this correction and add a place for the Mayor to sign as well as the City Clerk. <br /> <br />General: In accordance with the approved sketch plan, the final plat is proposing to replat Lots <br />2, 3 and 4 of Block 4, Gateway North Industrial Park Plat 2 into one lot. The gross area of the <br />property is 2,62 acres and it is located in the northwest quadrant of 141st Avenue N.W. and <br />Basalt Street N.W. <br /> <br />Zoning: The site is currently zoned E-1 Employment; office, storage and industrial activities are <br />allowed in this district. The applicant has applied for a rezoning of the property to Planned Unit <br />Development (PUD) to facilitate developing the property wifh'two main buildings and a reduced <br />rear yard setback for one of the buildings. The Planning Commission considered the request for <br />rezoning on September 4 and recommended Council approval of same. <br /> <br />Lot Sizes and Dimensions: The new lot being created will be 2.62 acres, which exceeds the <br />one-acre minimum lot size requirement and the 200-foot lot w~dth requirement. <br /> <br />Streets: The site is located on the comer of Basalt St. and 141~t Avenue. No additional right-of- <br />way is being dedicated as part of the plat. ~ <br /> <br />Utilities: The final utility plan is being reviewed as part ~fthe site plan submittal. <br /> <br /> <br />
