Final Plat Review: Basalt Office Park <br />September 19, 2003 <br />Page 2 of 2 <br /> <br />Drainage and Grading: The final Grading and Drainage Plan will be reviewed as part of the <br />site plan approval. The standard 10 foot drainage and utility plans are included around the <br />perimeter of the plat. The drainage pond at the south end of the plat is also encumbered with a <br />drainage and utility easement. The existing drainage and utility easements along the shared lot <br />lines of the underlying plat will be vacated; the public hearing to do so is scheduled for the <br />October 14, 2003 Council agenda. <br /> <br />Park Dedication: Park Dedication fees are calculated based on 5% of the fair market value with <br />a minimum valuation of $1.00 per square foot. As this is a PUD, additional dedication or fees <br />may be required. Please contact Mark Riverblood, Parks/Utilities Supervisor at (763) 286-0833 <br />to determine the amount of Park Dedication fees owed. This fee will need to be paid prior to the <br />City releasing the final plat for recording. <br /> <br />Trail Fees: Trail fees in the amount of $100.00 per acre are required for Commercial and <br />Industrial uses. Therefore, a total of $262.00 is due in trail fees. ($100 x 2.62 acres). <br /> <br />Se~'~:r and Water Trunk Charges: Sewer and water trunk charges will be addressed in the Tax <br />Increment Financing Contract for Private Development. <br /> <br />Storm Water Management Fee: The Stormwater Management Fee will be addressed in the Tax <br />Increment Financing Contract for Private Development. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, September 23, 2003 at Ramsey Fire <br />Station, 15050 Armstrong Blvd., to review the proposed final plat. A copy of the case cover <br />sheet and proposed development agreement are enclosed'~'$r your' information.
