BASALT OFFICE PARK <br />PLANNED UNIT DEVELOPMENT AGREEMENT <br />CITY OF RAMSEY, ANOKA COUNTY, MINNESOTA <br /> <br />THIS AGREEMENT, made and entered into by and between the CITY OF RAMSEY, a <br />municipal corporation of the State of Minnesota (the "CITY"), and BASALT PROPERTIES <br />LLC, a Minnesota Limited Liability Corporation, whose address is 15187 County Road #75, <br />Clearwater, MN (the "DEVELOPER"). <br /> <br />WITNESSETH: <br /> <br /> WHEREAS, the DEVELOPER is the fee owner of the following described property <br />situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, m~d legally described <br />as follows: <br /> <br />Lots 2, 3 and 4, Block 1, Gateway North Industrial Park Plat 2, Anoka County, <br />Minnesota; <br /> <br />- or upon recording - <br /> <br />Lot 1, Block 1; Basalt Office Park, Anoka County, Minnesota. <br /> <br /> (the "Subject Property"); and <br /> <br /> WHEREAS, on September 23, 2003, pursuant to ReJolution No. 03-09- , the CITY <br />approved the final plat of tt-:e Subject Property which plat is known as Basalt Office Park (the <br />"Plat"), which approval is contingent on certain requirements, including the DEVELOPER and <br />the CITY entering into this Agreement; and x <br /> <br /> WHEREAS, the final plat for the Subject Propert~ conforms to the sketch plan for Basalt <br />Properties LLC approved by the Planning Commission on September 4, 2003; and <br /> <br /> WHEREAS, the DEVELOPER herein agrees that development of the Plat shall require <br />connection to sanitary sewer and municipal water; and <br /> <br /> <br />
