CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />LARRY HICKMAN <br /> <br />On November 12, 2002, Site Plan approval was granted by the City of Ramsey ("City") to Larry <br />Hickman of Plants and Things, ("Permittee"), whose address is 13745 Sunfish Lake Blvd, <br />Ramsey MN, 55303, to construct a 1,800 square foot accessory structure ("Structure") on the <br />property which is legally described as follows: <br /> <br />That part of Lot 15, Auditor's Subdivision No. 96 described as follows: Beginning <br />at a point on the southerly line of said Lot 15, also being the northerly line of United <br />States Highway No. 10, said point being 661.6 feet southeasterly from the southwest <br />coruer of said Lot 15, thence northeasterly at right angles a distance of 350 feet, <br />thence southeasterly at right angles a distance of 250 feet, thence southwesterly at <br />right angles a distance of 350 feet to the southerly line of said Lot 15, thence <br />northwesterly a distance of 250 feet to the place of beginning and containing about <br />two (2) acres, according to the map or plat thereof on file and of record in the office <br />of the Register of Deeds in and for the County of Anoka, State of Minnesota. <br /> <br /> With an address of 6225 Hwy. 10, Ramsey, MN. 55303 <br /> <br /> the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br /> <br />are as fbllows: <br />1. <br /> <br />e <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown <br />on the Site Plan, Exterior Elevation Plan, prepared by John Weicht and Associates dated <br />August 8, 2003 and exhibit titled "Garage Plan" prepared by John Oliver & Associates <br />Inc. dated August 7, 2003. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed so as to deflect light away from <br />Sunfish Lake Boulevard and U.S. Highway #10. <br /> <br />BUILDING FACADE. The Permittee agrees to construct all building faces of the same <br />material as listed on the Building Elevation Plan prepared by John Weicht and Associates <br />dated August 8, 2003. <br /> <br /> <br />
