While the minimum number of <br />plantings is short of what City Code currently requires, the intent of the Code is being met. All species <br />indicated in the species palette are considered to be either acceptable or preferred as outlined in the <br />Ramsey Tree Book. Furthermore, all sizes indicated in the species palette either meet or exceed the <br />minimum requirements. <br /> <br />The intent of our planting requirements is to ensure sufficient plantings around, the building(s), parking <br />areas, and public streets. There are adequate shrub plantings around the majority of the building as <br />well as adjacent to the parking lot areas (especially around the southern lot). The trees are also located <br />to surround the improved areas of the lot. <br /> <br />Finally, there are nine (9) existing trees on the lot, which are being preserved and will count toward the <br />planting requirements. The species' are not indicated, however, the sizes'range from eighteen (18) to <br />twenty-four (24) inches in diameter, and thus, could be considered significant trees, iThe overall layout <br />of the landscaping is satisfactory and aesthetically pleasing. <br /> <br />Architectural Standards: City Code restricts building h~ight to 35 feet and exterior wall finishes to <br />natural or prefabricated brick or stone or pre-cast concrete panels or some other material approved by <br />City Council. The submitted building elevations appear to meet both requirements. The submitted <br />color elevation will be shown at the City Council meeting. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan appears to meet this requirement. <br />Please provide additional informatiofi on any types of hazardous materials that will be used in the <br />facility and plans for their disposal. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space per 300 square feet of <br />floor space for office uses. The submitted site plan indicates 20 parking spaces; City Code requires 9 <br />spaces. <br /> <br />Lighting: One light on each of the north and west w, alls are proposed to face the parking lots. The <br />lights are proposed to be 150-watt high-pressure sodium fixtures with downcast shields. Shop drawings <br />of the lighting fixtures should be submitted to ensure they meet exterior lighting standards. <br /> <br />Drainage and Grading: A one-sheet plan illustrating the grading, drainage, and erosion control has <br />been prepared by Craig Jochum P.E. and last revised on September 4, 2003. The parking lot drainage <br />flows from northeast to southeast and is collected in a catch basin located in the southeast corner of the <br />lot. This catch basin in turn discharges into an existing storm sewer stub which directs the flow into the <br />regional detention pond across Azurite St., designed to service this development. This plan is <br />acceptable. A permit will be required from the Lower Rum River Water Management Organization and <br />the Minnesota Pollution Control Agency. <br /> <br />Access: The site proposes one access onto Azurite Street. The proposed access is acceptable. <br /> <br /> <br />
