We offer the following comments: <br /> <br />General: The~site plan is proposing to develop an office/laboratory building on Lot 1, Block 3 Sunfish <br />Lake Business Park. The site is generally located on Azurite Street between Hwy. 116 and Sunfish <br />Lake Blvd. <br /> <br />Zoning: The site is currently zoned E-1 Employment; office/laboratory buildings are a permitted use <br />in this district. <br /> <br />Lot Coverage: The proposed building is 2,596 square feet in size, and the lot is approximately 105,163 <br />square feet in size, for a total lot coverage of approximately 2% (lot coverage is restricted to 45% in <br />this zoning district). <br /> <br />Accessory Use: There are no accessory uses indicated on the submitted site plan. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities. <br /> <br />Setbacks: The building location meets the 35-foot front yard, 20-foot side yard, and 35-feet rear yard <br />setback requirements. City Code requires a 20-foot green space area adjacent to all public roads, which <br />the proposed site plan appears to meet. <br /> <br />Signs: A sign is indicated in the submitted site plan. For your information, signs must be approved <br />through a separate administrative permit process.
