Johnson, <br />dated August 4, 2003, a Landscaping Plan prepared by Philip D. Johnson, dated August 4, 2003, <br />revised September 2, 2003, revised September 17, 2003, a Certificate of Survey prepared by Hakanson <br />Anderson, dated July 30, 2003, and a Grading Plan prepared by Hakanson Anderson, dated August 1, <br />2003, revised September 19. We offer the following comments: <br /> <br />General: The site plan is proposing to develop a cabinetry manufacturing facility on Lot 3, Block 1 <br />Sunfish Lake Business Park 2nd Addition. The site is generally located on Azurite Street at Highway <br />I 16 and Sunfish Lake Blvd. <br /> <br />Zoning: The site is currently zoned E-1 Employment; cabinetry manufacturing facilities are a <br />permitted use in this zoning district. <br /> <br />Lot Coverage: The site plan proposes to construct a 10,97'6~'quare-foot cabinetry manufacturing <br />facility on a 1.4-acre lot, for a total lot coverage of approximately 17% (the maximum allowed under <br />City Code is 45%). <br /> <br />Accessory Use: There are no accessory uses indicated on the subr~itted site plan. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities. <br /> <br />Setbacks: The building location meets the 20-foot side yard and 35~foot front and rear yard setbacks. <br />City Code requires a 20-foot green space area adjacent to all l~ublic roads, which the proposed site plan <br />appears to meet. <br /> <br />Landscaping: The revised landscaping plan is generally acceptable. While the minimum number of <br />plantings is short of what City Code currently requires, the intent of the plantings is being met. All <br />species indicated in the species palette are considered to be either acceptable or preferred as outlined in <br />the Ramsey Tree Book. <br /> <br /> <br />
