Preliminary Summary of City Engineer Plan Review <br />Ramsey Town Center <br />Plans Dated 27 August, 2003 <br />Page 6 of 9 <br /> · Zeolite Street between West Ramsey Park Way North and South shows a storm sewer connection <br /> to the ponds east and west of Zeolite. Details were not provided for this structure and it appears <br /> that the trunk sanitary sewer may conflict with this undefined structure. <br /> o City staff has reviewed several options for relocation of the trunk sanitary sewer line. It <br /> appears that the line can be shifted east 1 block, passing under East Ramsey Parkway at the <br /> east end of the divided section. There are no regional storm sewers in this intersection. <br /> This will also provide a lower invert in the subdivision north of Bunker Lake Boulevard. <br /> o Staff also evaluated running the sanitary sewer along the south side of the pond west of <br /> Zeolite then north along the first street west of Zeolite. This resulted in an invert with too <br /> shallow cover north of Bunker Lake Boulevard. <br /> · East Ramsey Parkway South at Peridot storm sewer sizes must be updated to show connections <br /> from charter school site per plans submitted for charter school. <br /> · The 78" storm sewer under the railroad tracks does not have 5 ½ ft of cover below the top of rail, <br /> the minimum acceptable cover for the railroad. <br /> <br />Stormwater Management <br /> <br />The site is served by regional stormwater treatment ponds created as part of this development. -The <br />stormwater management plan submitted with the final plat indicates on-site storage and infiltration is a <br />vital part of the plan. Each developer of a parcel must be made aware of the details of the stormwater <br />plan for the parcel so that the regional system is not overloaded and so that each parcel incorporates the <br />necessary onsite storage or infiltration. <br /> <br />Construction phasing must be coordinated with the stormwater management plan to ensure tha~t necessary <br />regional improvements will be in place prior to completion of construction on the parcels causing the need <br />for the regional upgrades. <br /> <br />Water Supply <br /> <br />The AUAR referenced the Well Head Protection Area(WHPA). The WHPA covers most of the site since <br />there are several existing and planned municipal wells on the site. The contract documents should address <br />the WPHA and require parking and servicing of heavy construction equipment outside the WPHA. Notes <br />on the grading plan note sheet do address some of these concerns. The language should be strengtlxened <br />in the contract documents for the mass grading and for all future construction contracts. <br /> <br />Last printed September 15, 2003 <br /> <br /> <br />
