Preliminary Summary of City Engineer Plan Review <br />Ramsey Town Center <br />Plans Dated 27 August, 2003 <br />Page 5 of 9 ~. <br />The ponding layout at Zeolite Street and West Ramsey Parkway shall be reviewed with the goal of <br />providing room for an underpass for the regional trail system. The layout-of the open area and trail system <br />should reflect the concepts presented during preliminary plat approval. <br /> <br />The ponding areas at East Ramsey Parkway and Rhinestone Street must meet the same standards as noted <br />for Zeolite and West Ramsey Parkway. <br /> <br />Landscape Plans <br /> <br />Sheet L1.0 legend refers to shaded areas as Proposed Parks and Open Space. This note should be revised <br />to read Proposed Parks and/or Open Space. <br /> <br />Remove the word Future from the note regarding the trail on the south side of the site and realign the trail <br />to follow the latest parcel boundaries. <br /> <br />Sheet L3.0 r4commends preserving several large trees during preliminary grading. The landscaping plans <br />L4.0-L4.3 do not show these trees in the final grading plan. Trees preserved during the clearing <br />operations should be used in the final landscaping plan or bd removed during cleating. Removing <br />preserved trees after initial clearing can create public resentment for the project and developers. <br /> <br />Wetland Mitigation sheet 7of 8 shows creation of a new wetlan~mitigation area in a~ existing city park. <br /> <br />not sho~ in the pl~ set ~d must be reflected somewhere in the set, must meet city stand,ds ~d must <br />be approved by the city prior to ~stallation. <br /> <br />Utility Plans <br /> <br />We reviewed the utility plans recognizing that they are not final construction documents. We looked at <br />the trunk sanitary and storm sewer lines in some detail since they are critical for serving additional <br />properties north and west of the site. Generally the trunk sanitary and storm line grades will allow for <br />development north and west of the site. The raw water lines from the city wells must be labeled on the <br />water plans. The direction of connection must be listed on the sanitary and storm sewer sheets next to the <br />invert elevations. Manhole sizes were not labeled on the plans that were reviewed. All pond outlet <br />structures shall be concrete skimmer structures per city plans, several were shown as flared end sections. <br /> <br />The following conflicts were noted and will need to be addressed: <br /> · East Ramsey Parkway South at Peridot Street - the street storm sewer conflicts with the trunk <br /> storm sewer that runs south in Peridot street. <br /> · The 18" sanitary sewer stub under the railroad tracks south of Civic Center Drive conflicts with <br /> the trunk storm sewer that parallels the track. The resolution per discussion is removal of the line <br /> as shown and relocation of the stub to Armstrong Boulevard. The line will be installed'on the east <br /> side of Armstrong Boulevard. <br /> · Sunwood Drive and Zeolite Street - the sanitary sewer conflicts with the trunk storm sewer. <br /> <br />Last printed September 15, 2003 <br /> <br /> <br />
