These pipes <br />must be extended or storm sewer provided. The same requirements as grading along Armstrong and the <br />railroad tracks apply. Invert and size of all drainage facilities impacted by this work shall be shown on <br />the plans. <br /> <br />The details refer to Tuff Turf and Netlon. The placement and application of these products is not <br />specified on the plans. <br /> <br />A conditional use permit is required to import more than 400 c.y. of material. <br /> <br />Mass grading tolerances shall be =t:0.5ft in right of way and drainage and utility easements. The tolerance <br />on all building pads in outlot~ shall be ±1 ;0 ft. These tolerances are valid only for mass grading activities <br />identified in the development agreement. " <br /> <br />Catch basins need to be provided for the low points in Bunker Lake Boulevard. Several low areas in <br />parcels do not have storm drainage shown. The final plans for each parcel must provide drainage for these <br />low areas. <br /> <br />Several of the cul-de-sacs on the north side of the site are shown close to the property line and may <br />require grading off the site to properly match grades. Grading Outside the property lines is not permitted <br />with out written permission from adjacent landowner(s) being submitted to the city. <br /> <br />Infiltration is a vital element of the stormwater management plan. Infiltration areas should be left in as <br />undisturbed condition as possible during grading. <br /> <br />Grading is shown outside the silt fence in the county right of way. Grading in the ROW requires a county <br />permit and modification of the actual road embankment is generally not permitted except for adding new <br />lanes. <br /> <br />Silt fence is shown as being installed as short segments on several of the plan sheets. Silt fence shall be <br />installed in a continuous manner down slope of all disturbed areas. Silt fence shall be located so as to not <br />interfere with subsequent construction such as pipe installation. <br /> <br />All pond outlet structures shall be concrete skimmer structures per city plans. <br /> <br />Existing wetlands on the site will be filled and new mitigation areas will be created as part of the <br />construction of this project. Permits are required for disturbing or enlarging wetlands. These permits <br />must be in place prior to commencing any work around the wetlands. The mitigation areas shall be <br />constructed as a first priority prior to filling the existing wetlands. The new mitigation areas shall be <br />connected by temporary pipes or swales so that they receive water prior to installation of the storm sewer. <br />The mitigation areas must be protected during construction on the rest of the site. <br /> <br />Grading must be shown for Park-n-Ride site and for Well house No. 3. <br /> <br />Last printed September 15, 2003 <br /> <br /> <br />
