Architecture <br /> <br />Scale, Proportion, and Building <br />Massing <br />· A variety of building forms, building <br />types, and building heights should be <br />provided within districts and along a <br />block facade <br />· Any given street frontage to provide a <br />mix of architectural elements to break <br />up the massing into smaller scale <br />components <br />· Large, unarticulated walls or massing <br />are not allowed along street frontages <br />· Rhythm should be provided to <br />develop a pattern relating to the street <br />facade. Architectural rhythm should be <br />expressed through the pattern and <br />configuration of building elements such <br />as roof height, roof delineation, window <br />entries, balconies, etc. <br /> <br />Materials <br />· Building materials.should maintain <br />regional traditions and local building <br />techniques. ' <br />· Preference is for natural materials and <br />a natural expression of those materials. <br />· Masonry is the preferred material on <br />street facing facades, and should <br />comprise a minimum of 20% of street <br />facing facades <br />· Changes in horizontal material should <br />occur at inside corners of exterior walls, <br />or return at least 8' beyond building <br />corners. <br />· Material changes should define <br />architectural elements within an overall <br />facade and should be consistent around <br />the element <br />· Materials should contain detail with <br />the use of the material, as well as finely <br />detailed material transitions <br />· Offsets of materials are highly <br />encouraged <br />· Treatment of street-facing building <br />facades should create a continuous <br />street edge <br /> <br />Windows and Doors <br />· Windows and doors shQuld have <br />vertical proportions and emphasize the <br />verticality of building facades <br />· Public and/or visitor access doors to <br />be visible from the street <br />· Doors to be provided at all public <br />streets <br /> <br />Street Presence <br />· ~ Building facades should add vitality to <br />the street and sidewalk by providing <br />street level entrances, windows, and <br />semi-private spaces located between the <br />building face and public right of way <br />· Buildings should be placed parallel to <br />the street : <br />· Front porches, courtyards, and <br />planting areas are encouraged as a <br />means to mediate between public and <br />private space <br />· Entrances to buildings should be <br />easily recongnizable and visible from the <br />street <br />· Corner buildings should address both <br />street-facing facades and treat both as <br />primary elevations <br />· Large blank walls along any public <br />right of way are not allowed <br /> <br /> <br />
