Building Design, Character and <br />Expression <br />· The mixed-use core to be provided <br />with a variety of expressions at large <br />and small scale <br />· Emphasis should be placed on <br />transparency at street level, and a high <br />degree of interest at the upper levels <br />· Architectural character should be <br />animated without being thematic, or <br />artificial (faux decorative elements) <br />· Large unbroken facades to be avoided <br />· Provide distinct and complete <br />architectural elements and/or facades at <br />street intersections and nodes <br />· Each building along any given block <br />frontage should have a distinctly <br />different elevation <br /> <br />TC1 Scale, Proportion, and Building <br />Heights <br />· Buildings should provide distinctive <br />change at demising wails, or change in <br />uses to provide diversity and interest <br />along any given street front <br />· Facades should be highly articulated <br />with projections and recesses ranging <br />from 8"-4'. <br />· Higher density, increased building <br />heights, and more articulated massing <br />closer to the central town square <br />· Single story buildings are allowed, but <br />should not be more than 40% of any <br />street frontage and should not have a <br />roofline less that 20' <br /> <br />TC1 Street Presence <br />· Buildings should provide a continuous street edge with facades connecting adjacent <br />buildings <br />· Each street fagade to contain a variety of architectural expression <br />· Architectural emphasis to be placed on the street experience of pedestrians <br />(canopies, decorative light fixtures, material detail etc.) <br />· A variety of color and materials to be provided <br />· Transparency is required for 50% of street facade at ground level <br />· Service entries, loading facilities and mechanical <br /> services should be concealed from view at all public streets <br /> <br /> <br />
