Architecture <br /> <br />TC1 Windows and Doors <br />· Retail and Commercial spaces to <br />provide 50% minimum glass openings <br />when facing the street at ground level <br />· Windows to account for at least 40% <br />of the street facing fa~;ade above the <br />ground level <br />· Entrances should be recessed <br />· Window glass to be clear <br />· Mirrored, reflective, and/or highly <br />tinted glazing is not allowed, especially <br />at street level <br />· Primary public access doors to be <br />provided at public streets <br /> <br />TC1 Materials: <br />- Street oriented facades shall be varied using <br />durable, high-quality materials ' <br />· Vinyl siding is not allowed at TC-1- <br />· Brick must comprise 35% of any given <br />streetJblock frontage <br />· A diverse mix of materials should be used in a <br />variety of proportions, length of exposure and <br />detailing within any given street and block <br />· Generally, material changes and distinctions <br />should be similar to historic storefront models and <br />occur at intervals of 30'-80~ <br />· Overhead proiections are highly encouraged with <br />the use of architectural projections and/or canopies, <br />either permanent or temporary <br />· Material changes should be related to the use <br />contained within the building and should not be <br />artificially contrived, or 'themed' <br />· Architectural detailing and mix of materials should <br />include smaller scale elements to appeal to <br />pedestrian activity <br />· Refrain from overly complex and arbitrary use of <br />materials <br /> <br /> <br />
