Architecture <br /> <br />TC2 Building Design, CharaCter and <br />Expression <br />· Emphasis should be placed on <br />transparency at street level, and a high <br />degree of interest at the upper levels <br />· Architectural character should be <br />animated without being thematic, or <br />artificial (faux decorative elements) <br />· Large unbroken facades to be avoided <br />or mitigated with use of high quality <br />materials (brick) with detailing <br />· Provide distinct and integrated <br />architectural elements and/or facades at <br />street intersections and nodes <br /> <br />TC2 Scale, Proportion, and Building <br />Massing <br />· Single story buildings should not be <br />more than 50% of any street frontage <br />and should not have a roofline less than <br />20' <br />· Commercial buildings should express <br />14' min. first floor height <br />· Building height and articulation <br />should be increased toward the core <br /> <br />TC2 Street Presence <br />· Transparency is required for 60% of street facade at ground level for primary <br />streets (Sunwood Drive, Armstrong Blvd., and ........ ) and 30% for secondary streets <br />· Emphasis and character should be placed on Sunwood Drive as the main pedestrian <br />street facade <br />· Architectural emphasis to be placed on the street experience of pedestrians <br />(Canopies, decorative light fixtures, material detail etc.) <br />· A variety of color and materials to be provided at all street fronts. Preference is for <br />each building/storefront to express one dominant material <br />· Building fa~;ades more than 40' from an adjacent building to have architectural <br />treatments, windows and detailing at side facades compatible with front fa;ade <br />· Service entries, loading facilities and mechanical services should be concealed from <br />view at all public streets <br /> <br /> <br />
