Mirrored, reflective, and/or highly tinted glazing is not allowed at street level · Front entry public access doors to be provided at public streets · Fake windows are not allowed TC2 Materials · Street oriented facades ~hall be varied using durable, high-quality materials · Generally, material changes and distinctions should be similar to historic storefront models and occur at intervals of approximately 30'-80' · Overhead projections and recessed areas are highly encouraged with the use of permanent and temporapj canopies, and other architectural projections · 25% of total facade areas facing Sunwood shall be brick (25% aggregate of street frontage is allowed) · Changes in material shall return 8' minimum at side walls and shall not terminate in the same plane Street Presence: · Building facades should add vitality to the street and sidewalk by providing street level entrances, windows, and semi-private spaces located between the building face and public right of way, · Treatment of street-facing building facades should create a continuous street edge, · Buildings should be placed parallel to the street, · Front Porches, courtyards, and planting areas are encouraged as a means to mediate between public and private space, · Entrances to buildings should be easily recognizable and visible from the street, · Corner buildings should address both street-facing facades and treat both as primary elevations, · Large blank walls along any public right of way are not allowed
