The <br />Final Plat consists of one (1) sheet dated received by the City on May I9, 1997, prepared by <br />Pioneer Engineering. We offer the following comments: <br /> <br />1. General: There are two different spellings for 'Shellerud' contained on the final plat. <br /> Corrections to the final plat should be made accordingly. <br /> <br />Z2niagl The subject property is approximately 9.2 acres in size and is zoned Multiple <br />Residential. City Code permits up to 15 units per acre in this district or 135 units in this case; <br />the proposal is for an 81 unit townhome development. In accordance with the approved <br />preliminary plat, the gl units will be developed within I 1 structures and 11 lots are platted <br />accordingly. <br /> <br />Street Access: Access to the plat is proposed to be provided from 142nd Lane on the north <br />and 141st Lane or Wolfram Street N.W. on the east. In accordance with the approved <br />preliminary plat, all streets within the boundaries of the plat will be developed as private <br />streets and are not dedicated to the public on the final plat. As previously agreed to, the <br />addresses within the plat will conform to the City's street grid. Further, the development <br />agreement has been drafted to require a private walkway connection from the plat to the <br />City's trail system on Sunfish Lake Blvd. <br /> <br />Lot Area and Dimensigr~s: The final plat is in conformance with the approved preliminary <br />plat in that all of the lots meet the minimum lot width, depth and area requirements of 80 <br />feet, 135 feet, and 3,000 square feet per unit respectively. <br /> <br /> <br />
