I have been informed by the Ramsey City <br />attorney, Bill Goodrich, that if you do not operate a commercial use on the property and <br />the land is vacant, you do not need to make the specified improvements. You informed me, <br />however, that you presently have lawful nonconforming use rights with respect to an <br />automotive use for the property. If you do not continue to use your property for an <br />automotive use, you may jeopardize your lawful nonconfornfing use rights. <br /> <br />I <br />I <br />I <br /> <br /> Further, as you can see, the ordinance does allow you to apply for an extension. You <br />may consider as one option working with the City in seeking an extension of time to put in <br />the improvements. You informed me that in your leases w/th your tenants, there is a <br />prov/sion which requires the tenant to be in compliance w/th all City ordinances and that <br />it is the responsibility of the tenant, or lessee, to put in any necessary improvements. <br />Assuming this is the case, your tenant will either have to put in the improvements, or face <br />eviction from the premises.
