We offer the <br />following comments: <br /> <br />General. The proposed plat is a replat of Lot 2, Block 2, HY-10 Ramsey. The <br />subdivision splits the parcel into two equal lots so that the existing commercial <br />structure on the property will be on a separate lot of record from the new <br />commercial structure proposed to be developed on the unused portion of the <br />subject property. <br /> <br />2. Zoning. The property is zoned Industrial. <br /> <br />Lot Sizes and Dimensions. The minimum lot size in the Industrial District is 1 <br />acre or 43,560 square feet. The proposed size of each of the lots is 31,291 square <br />feet. At the time of sketch plan review, Staff miscalculated and-presented to the <br />Planning Commission that each lot would be 39,000 square feet. The Planning <br />Commission recommended approval of the lot split with a deviation from the <br />minimum area requirement if each lot retained a sufficient amount of area for an <br />alternate drainfield if it becomes necessary. <br /> <br />Utilities. The new lot created wiI1 be served by on site septic and well. The soils <br />on the property consist entirely of Hubbard, which are class ~[ soils. With the <br />reduced lot size, both of the lots contain a sufficient amount of area and class I <br />soils to accommodate an alternate drainfield. <br /> <br />Access to Lots. The existing lot and the new lot created will have access from <br />147th Avenue N.W. <br /> <br />Drainage and Utility Easements. The standard 10 foot drainage and utility <br />easements have been provided around the perimeter of each of the lots.
